With 95% of business coming from the new build marketplace, Rooms and Views is breaking new ground when it comes to providing house builders with something different to offer buyers.
Redrow Homes, one of the UK’s leading residential property developers, has been working with Rooms and Views for the past 14 years – so the company was naturally its first choice when it came to a brand-new development of luxury homes called Abode in Buckley.
The project
The development, consisting of 63 highly-specified 2-4 bedroomed homes, is aimed at the younger house buyer; with Redrow’s designers aiming for a combination of traditional and contemporary in one dwelling. The windows were a critically important feature, so Redrow approached Rooms and Views to ask if it were possible to create the look they were after.
The Rooms and Views team immediately thought of the Liniar flush sash uPVC window, which had just been launched. They took a sample of the lead-free, energy-efficient window across to the Redrow team, which was foiled in flat grey to give it a modern edge.
The specification
The new style of window is modelled on a traditional pre-1935 timber window style,with a z-section and two seals.The window sash fits flush to the frame, giving it great aesthetics, unlike a ‘standard’ uPVC window.
Made with Liniar’s multi-chambered uPVC profile, the flush sash offers a much higher thermal performance than timber, achieving a U-value of 1.3 W/m2K – as well as being virtually maintenance-free, making it ideal for the modern family.
Getting it just right
Liking what they saw, Redrow took the somewhat unusual step of building a house within its head office so they could see what the windows would actually look like! The house was made from stud walls and exterior brickwork, with Rooms and Views supplying the windows.
The project team were delighted with the finished result, not only from the perspective of appearance, but also the ease of installation, which would make the on-site build more efficient for the fitters.
With an overall project value to Rooms and Views of around £250k, it was important to make sure everything ran smoothly, so the team were on hand to deal with any minor issues as they arose.

“As soon as we saw the flush sash window, we knew it was what we needed for the Abode development. It ticked all our boxes – lead-free, energy efficient, easy to install – and best of all, it gave us the overall aesthetics we were looking for.
“The Rooms and Views team have excelled themselves with the window manufacture and supply,” Steve continued.“It’s all gone to plan, the plots are selling well, and with Phase I now completed we’re about to start the second phase of the project.”
